Beautiful independent stone house. The house is rectangular with arches on the ground floor.

Built entirely in local stone, the house is situated in a wonderful position dominating the surrounding countryside with olives trees nearby Lago Trasimeno.

On one km. one can reach the village of Agello with shops, bar, a gas station and a pharmacy.

The house is located within easy reach of major historic cities. Perugia is 20 kms. 30 kms to Assisi.
There are 98 kms to Siena, 155 kms to Firenze, and 170 kms to Roma.
Golf and the Valdichiana Outlet Village are 30 minutes from the house.

The Villa is surrounded by a well kept garden with lawns and a beautiful 6 X 12 meter swimming pool with ample garden furniture and fantastic views. Near to the pool is a small structure with barbecue Ping Pong table, a kitchinet with wood table.

In entrance to the house is a wood burning oven for baking bread and pizza.

The Villa offers telephone with Internet access, fax, satellite TV, stereo system In the whole house there are Air Condition that is is payable on consumption together with firewood.

Maid service is avaible on request during the week.

Exquisitely furnished, the Villa combines the typical Umbrian ambience of wood beamed ceilings, terracotta floors and yellow walls with modern amenities.


Technical Description:

Ground floor entrances to the house are from a spacious dining room. The other ground floor entrance is into the and leads to a lovely kitchen well equipped with mixed range, oven, dishwasher, a microwave, a toster, an Italian coffee machine and fridge.

Nearby is an utility room with washing machine and ironing corner.

There are two stairs to the upper floor . one is external to the T.V. room. The internal stairs leads from the living room, on the right there is a door to the Suite with a double sofa bed with a sitting area and a bathroom with a shower. Wood stairs leads to the gallery with a double bed room with double bed and an antique romantic bath tub.

More 3 stairs leads to a T.V. room with satellite TV, stereo with C.D. player D.V.D and internet conection.

From the T.V. room there are doors to 5 spacious double bedrooms that three of them can be separated into twin on request.

Each room is designed differently with maximum intention to the original character, with pleasant colors, some of them with a canopy.

Each room includes complete private bathroom with hair dryers and bathing robes. 3 of them are with shower rooms and the 2 others with bathtub.
